GUEST ACCESS
You have private access to this brand new home. Base price is for 8 people (Bedroom 1, 2 and 3). If any additional bedrooms or beds are needed/used, you agree when booking that they will be charged as per below. Bedrooms not booked will be locked.
1-8 guests = 3 Bedrooms - 1 king bed, 2 queen beds and 2 single beds (bunks).
9-10 guests = 4 bedrooms - beds above and 1 queen bed
11-12 guests = 4 bedrooms - as above and 1 double bed
13 guests = 4 bedrooms - as above and 1 single bed
14 guests = 5 bedrooms - as above and 1 single bed
15 guests = 5 bedrooms - as above and 1 single bed
16 guests = 5 bedrooms - as above and 1 floor mattress suitable for a child.
If you require more beds please book for that number of guests eg. 6 people need 6 seperate beds book for 9 people (prices shown when selected correct number of people, $65 per person per night).
Infants are charged, please select any other age when booking to show correct/full price to avoid being charged extra. ($65 per infant per night). Cot and white noise machine located in Bedroom 2, charges apply.
Kids playroom is only accessible when booking Bedroom 5. Kids toys picture in the loungeroom are always accessible. Toys may vary slightly from pictures shown.
Pets are not allowed to visit or stay.
You do not have access to a laundry or garage, these and other rooms in the home will be locked. Owner may use garage during your stay but will not enter inside home.
This is a brand new home landscaping hasn't been done, currently there's dirt in front and backyard. Please do not park on dirt as there is a sprinkler system installed.
HOUSE RULES
– Access only to beds paid for (view Guest Access) bedrooms not booked will be locked.
– All guests need to be added to the booking under their Airbnb accounts and drivers licence sent
– 3 night minimum stay - Local special events and long weekends
– 4 night minimum stay - Easter, Melbourne Cup weekend and New Years
– Leave it in the condition you arrived and follow checkout instructions to avoid charges
– Infants are charged, please select any other age when booking to show correct/full price to avoid being charged extra ($65 per infant per night)
– Booking will be canceled with no refund and loss of security deposit if guests are smoking at the home, bring pets or if extra guests not booked attend the home without prior approval
– A security deposit of $1,000 is due 7 days prior to arrival, collected by direct deposit. This is refunded within 7 days from checkout if House Rules and Guest Access have been followed and the home is not damaged.
